Warranty Deed Signed Over

I recently came across a seller trying sell her overpirced home on the real estate market through a local realtor. Because she was heading for foreclosure she paid a realtor/investment group 300. to get her out of an inevitable foreclosure. When I spoke with her and researched the property for a possible ss, I learned that she signed over the deed, therefore I could not persue a ss, because title was not in her name, therefore I would not have clear title. Does anyone know of the legal ramification of doing this is to that realtor/investment group. I am seeing more of this happening in my area, by uneduated sellers. Thanks, Liz
