Here's a thought, it's something I did before I had investors lined up
Contact every "I BUY HOUSES" ad in the paper and present your deal...However, you must protect yourself from the deal being stolen, get something in writing stating that they'll pay you for finding this deal...(In essence, a birddog agreement)
or...
if you feel confident (after doing your due diligence on the prop.), put a contract on the house to purchase (90+days to buy) or an (option to purchase) with a clause that states something like..
(All parties agree that if you (the buyer) default on this agreement, the seller is entitled to keep your earnest $ deposit (should be only $10. bucks) and no recoursive action will be taken on you as the buyer), I have the exact wording on a contract I use if you're going thit route.
You'll also (maybe) want to record a "Memorandom of Contract" at the courthouse to prevent the seller from selling/listing the prop. to someone else. This simply states that you have the exclusive right to purchase for a said period of time...(enough time to find a buyer/investor to assign it to...90+ days should be good).
