You're pretty sharp. 
I answered your post and then it seemed to disappear. Bill and I could not find it and I didn't want you to think we forgot about you.
Our accountant said we can pay for any type of service as long as we use a bill of sale. Most homeowners only want a thousand dollars or so, so it is not a big issue. We also offer U-haul money as many times that is all they want.
We would NEVER do anything that could be considered illegal activity. We are sooooo by the book it's scary. Besides worrying about getting in trouble, we answer to a higher power.
Our goal is always win/win and I'm glad to see yours is as well.
Look forward to meeting you face-to-face someday. Bill tells me you are going to speak at our REIA group in Florida soon.
