In Butler County Ohio, you cannot get into the house to see it. I try to ask the nosy neighbors what they know...if there is any significant damage. They are usually more than happy to talk. Usually, more often than not, someone else has already "found" a way in. But I think me going in after them is still trespassing.
Many times the house is not vacant and the owners sure do not want to let you in and it is a gamble although with some experience you get to know what to expect ;and figure the worst but there is always the unexpected like one I fortunatley managed to get into since someone else had broken into. It had water in the basement halfway up the bsement steps.
Yes there are a lot of sources you are missing. The LIS PENDENS A.K.A. NOTICE OF DEFAULTS. You can find these at the town hall where i am from and maybe at the courthouse where you are from. Search these and find the names. then from the names go and find the phone number. there are your leads and go make some money
The two easiest ways I ve found (that give me good results) are:
Bandit Signs
Business cards
I put up at least 50 bandit signs a week
When i gave out business cards, I gave out 1,000 cards a week.
1,000 cards will get you one deal, on average
50 well placed signs will get you 2-4 deals, on average

I think i paid about 350 with the stakes for mine off of the internet.
How do you put out 50 bandit signs a week? i put out Bandit signs too and i know how many 50 signs is. Its a lot. If i put out 50 a week i would have about a million signs on this whole side of CT and i would be in a lot of trouble. That many signs would average about 1 per mile. think about it. you can drive the highway for 50 exits and put at the end of every ramp..Now where do you go next week? Do you take them down every week too? Im just asking because that is a lot of signs. when i put out 20 it take me all night and i cover about a 50 mile radius
50 signs a week? you must be running a big operation or nationwide. seeing that it costs around 300$ for 100 signs and stakes and thats on the cheap side, its costing you 300 or so every 2 weeks. man i hope your getting alot of deals.
