Still In Preforeclosure - What Do I Do Now?
I found this condo that is about to be foreclosured in 4 weeks at the court house.
I found out there are no liens present.
I found the owner's telephone number, I called, someone tells me no one by that name lives there.
According to the county records that is the name of the person who owns the property. So I am thinking maybe she moved already and the number got allocated to someone else by the phone company.
I dont know how else to contact the owner now. I could write her a letter but remember I only have 4 weeks to take this baby off her hands. I really dont know what else to do.
The owner owes 60k and the comps are showing around 125k. This is a sweet deal and I dont want to miss it.
Any help would be great.
Go knock on the door and tell her what a foreclosure will do to her credit, and that you're there to help. If she agrees, get a contract. Then call the trustee and tell them you're working it out, ask to delay the sale.
Real Estate is a numbers game. You won't get every deal you go after.
Have you talked to the neighbors? They might know where she is.
You also might want to consider hiring a P.I.

This sounds like the owner is renting the condo out the person that is currently living in the unit.
You could phone the tax assessor's office to learn where the last known tax bill was sent. The tax office may be listing that address as the correct mailing address. The first year at I owned one of my duplexes, the end of year tax information was sent to the duplex vice my primary home.
You could also attempt to locate the owner by doing a search on the internet. It is easy to do. But the easiest would be going to the condo and asking the tenant where they send their rental payments. Happy investing
