Sounds to me that you need a lender that will do a no seasoning refinance. I know a mortgage broker that knows a few lenders that should be able to help you out. At the very least he should be able to answer some questions for you. I met him on this site, his name is Charles Clark, he's in Utah. His number is 801 942 2918. NOO, no seasoning cashout refinance to 80% LTV based on the new apprasial is possible. Be prepared to show what you have done to improve the value of the property.

It would be a good idea to tell your Mortgage Broker that you would like a new appraisal done because of the improvements that you have made. It will only cost $200-$300 for a new one, and it wouldn't hurt to suggest to the mortgage broker what you think that has is worth, to make sure that your numbers come out right in the end.

Anyone ever heard of getting 90% cash out? If 80% of a 40K house is refinanced with cash out, what shall I expect the closing costs to average?
