One spouse Quit Claims there interest in the property to the other spouse, thereby making the spouse who received the Quit Claim the owner of the property. This is normally done in Divorce situations.
Remember this does not take the spouse who Quit Claimed the property off the loan if they signed for the loan, only tranfers their interest.
