Questions To Ask An REA?

Hi everyone,
Can I get some assistance with generating a list of questions to ask a potential real estate agent that I would like to list my homes with (and possibly find homes) if my main focus is pre-foreclosures? Here's what I have so far:

1) Have you worked with any other investors before?
2) In a typical month, how many deals to you close?
3) Are you familiar with finding pre-foreclosure deals?

    After stating that you are interested in preforeclosure, preforeclosure short, and REO acquisitions... I'd simply ask, "
    how many Investors are on your short list for deals you uncover... and how many will you be presenting to me each month?"

    I am an agent, and what I would ask is for them to describe the procedures and strategies they use to sucessfully lure pre-foreclosure owners to agree to help you make money on their misfortune. It is a delicate process, I assure you from much experience, and the batting average is low. The agents that are experienced in this are agents looking for themselves. You will likely not find an agent that can do this for you well.

    Also, as an agent that has done this, I charge a lot to do this because it is a pain in the ass and is hard to get done. Also, there are other people walking off the porch when you are walking up on any good listings.

    Do it yourself. The trick is this. Catch them at home, and be very nice and listen. Ask them what would help them out of this situation. Then simply tell them you will pay off their problem rescuing their credit, and give them $1000 or $2000 to move and help with their lives, or they are going to get nothing and their credit will be wrecked.

    Just get promulgated forms from the tax office that the seller signs to get the property scratched from the sale when you pay off the lien.
