Opportunities exist everywhere. What do you want to do, buy foreclosures, do short sales, accumulate rentals, do rehabs? How do you determine a "better area"?
Yes the market is slower right now, but if you look at market analysis and trends you will see the market will rebound and be hot again.
Agreed, deals are everywhere, if you look for them. I bagan buying in a town called Macon, Ga. All the indicators said it was a terrible place to buy, nothing would sell, you could not find any deals. WRONG, the deals are there, I liken them to finding easter eggs, sometimes the brightly colored egg is rotten inside and you throw it back, sometimes it is the golden egg that is covered in grass stains.
Find your own niche and the golden eggs will be there.

I am a female as well and I used to ALWAYS go w/ a guy friend. Good Luck , and remember people in foreclosure are in panic mode, so yes indeed, many of them are ready to bite.
You must travel with a friend, to many women get brutalized each year with door to door,
good luck with the door knocking, also, people in foreclosure are relieved to see someone who is genuine and interested in helping them, if they sense you are just trying to steal their house, they usually become more aggressive.
Also, in the past I would put flyers in the mailboxes along a few square blocks announcing my intentions about a week in advance, that way there is not suprise when you show up.
