No Expence Sheets
I have a property I am looking at and it looks like a good deal but the owner does not have any of his expense information. His father gave him the property and when he was cleaning out his fathers house he threw away all of the info he had because he didnt think he needed it for anything because he was going to sell it. It is a 4 plex that is neg income because the house is in poor condition they were scared to raise the rent. It could produce $500+ once cleaned up. Any ideas on how I should handle this?
