How Do I Handle A Pre-Foreclosure

I have a client who is three months behind to the tune of $3,000 on an investment property. I could take it over if I had the $3000. He wants my assistance but I don't have any extra funds at the moment. What is the best way to work this out? Call the bank to try to work it out or is there another method? The property is occupied by a tenant.
