I have found many FSBO homes in my area. How do I go about finding out WHY they are FSBO? Does this usually mean the home owner is in pre-forclosure? Are there certain questions to ask the owner w/o seeming too pressing?
I usually leave at least a half hour early for any appointment I have to drive around the neighborhood looking for that little sign, some look like a cross in the yard, some are on the porch, and some are on a tree, but they all say the same thing "for sale by owner". I usually walk right up and knock on the door. I sometimes go in and look around, sometimes just chat on the porch swing. I found that people love to give your there history. The big mound in the front yard used to be the Kid's 2nd base. they will tell you all kinds of information. All you have to do is ask.
The first time you knock may make you feel weird but you will get over it. You might end up having dinner in one someday. You might want to practise with someone first, or take someone with you.
In my area if you ask someone why their house is FSBO the most likely response would be they don't need a real estate agent taking all their money. I hear that one the most. another one I hear alot is I'm trying to see what people will offer me.
I have found out the more questions you ask the more they think you are interested in the house. I am sure there are alot of other methods and i'm sure there will be many posts. So good luck

No it does not mean an owner is in pre-fls. It just means they think they will give it a go at trying to sell it themselves, much like you putting a sign on the telephone pole advertizing your garage sale
Yes, that's definitely true...many people want to collect all they can from the sale.
I went driving around the other day just to see what was out there. I saw a nice home that was vacant and had notices posted in the window. I called it and found out that it's an REO and hasn't been listed yet. The bank that owns it requires it to be listed for 48 hours before it will accept bids. We're going to give it a go! So driving through a neighborhood is definitely a good thing! Who knows whether we'll be able to get the house but if nothing else we'll have a great learning experience!
