Foreclosure lists and mail-out timing
Hi all,
I am starting my process for finding motivated sellers. Naturally, foreclosures is one of the first places to look. My first question is where is the best place to pick up a foreclosure list? I know you can buy them. Is this a good way to obtain the list? Do these lists tend to be old? Is it better to go straight to the county office?
I’ve read the books, but I am still a bit confused about the foreclosure process. Specifically when is a good time to send out the “I buy houses” postcard?

Getting the lists from the courthouse is always the best choice. Not only will you familiarize yourself with the process, but you will also get the freshest leads.

Depending on where you live, if your city is big enough, you can usually find a Legal Newspaper in your area that lists foreclosures.
This newspaper is used by certain pro's as their Bible. It usually contains the previous days list of foreclosures. You might have a Tiltle Company in your area that has a list and make a deal with them. These lists are found on your County Recorders web site or at their office.
Send out your cards immediatley, these people will be bombarded with letters and cards.
Just make sure your cards are better than theirs, this is what makes the difference between success and failure in this business. You want them to call you first.
