Foreclosure Listings
does anyone use www.realtytrac.com for foreclosure listings? i read about it in a foreclosure investing book (fast cash in foreclosures) and the author speaks very highly about this as a tool for finding pre-foreclosure listings. those who have used it, what are your thoughts? thanks.
Nothing beats the courthouse. Cheap, easy, and best. Don't even contemplate anything else.

I use Realtytrac for 2-3 months. I signed up for free trial with credit card # and immediately canceled so not to forget to cancel if not pleased. You still get the free trial and it ends the trial after the seven days. Most listings show up late and I noticed some never show up at all. It is more convienient for me now, but as I become better at playing the game, I will need more current listings. Realtytrac isn't the best, but more affordable............. gee
I am a real estate agent and investor and I can tell you that it can be helpful, but here are some flaws. 1) The data is often not accurate and 2) Many of the pre-forclosure listings on realty trac are already on the MLS, by the time they show up on realty trac (at least in Oregon). There are some homes that show up there that are not on the MLS yet. If you have an agent you are working with, then they can look up the MLS history for you and it can give you a lot of information about the home. It makes it a lot easier to weed ones out this way. I work with a lot of investors as an agent, and I do find it helpful in searching for properties for them.
yes, many of them are not so accurate...
i cancelled my subscription today due to calling about 10 people ALL who told me their house was not in foreclosure or due to be in foreclosure at any time...
i think contacting banks and title companies and having them send you information as foreclosings occur is more efficient and much more reliable...

I have used RealtyTrac for over 2 years to locate homeowners in pre-foreclosure in an attempt to help them keep the home and as stated earlier by someone on the board the listings are often incorrect. I encourage people to utilize the courthouse, because the information is more accurate.
