Evidence Of Possession

I am a mortgage holder and am thinking of foreclosing using the Evidence of Possession method only. The property is in the state of Massachusetts. According to the law, the mortgagee must file a certificate with 2 signatures witnessing the entry. After 3 years of unopposed possession, the mortgagee gets full title. I was wondering HOW does the mortgagee get title, through a foreclosure deed? If so, what must the foreclosure deed reference, the eivdence of possession?

    After the auction, the Judgement, Special Power of Attorney, Certificate of Entry, Foreclosure Deed and Affidavit with newspaper tear sheet are recorded with the registry of deeds in the county where the property is located. The recordation of the foreclosure documents completes the conveyance of the foreclosed property.
