Do You Get A Better Response From Mailings At The First Of The Month Or Th E End?
I've been thinking about testing a couple of theories I have. I usually mail my letters the day after the lists are published and I get about a 3% response rate. Of this 3%, less than half work out. I'm thinking if I mail them about 10 days after the report is published, I might get better results and more deals. The reason, I think, is that most of my competitors mail there letters about the same time of the month as I do. So the homeowners are getting a ton of mail all at once and may not open my mail (or anyone elses). This way, the majority of the other investors have already mailed their letters and mine may not get lost in the pile. The other reason is that the home owner will receive it just days before the foreclosure auction, and may feel more obligated to do something, and not just stay in denial (as most homeowners do). The downside is that it could backfire, and all the truly motivated sellers work with other investors. Anyone ever tried anything like this?
