Direct Mailing Authenticity

For those direct mailers out there, I know the biggest concern is getting people to respond to your mailings. One way that as always been talked about was having the envelopes hand written.

Has anyone tried having a "hand-writting" font used when printing envelops and maybe as far as using blue ink?

For those that have tried this, as it is an old technique, how has it worked?

    I have sent out around 500 mailings with little to no replys at all. These were all hand written/stamped envelops too, as well as a hand written message in each one along with my printed message as well, anyone have any luck with mass mailings ?

    You have
    (1) the list - the recipient
    (2) the message - the verbage
    (3) the presentation - the artistic layout, stamp vs bulk, handwritten vs handwriting font, etc
    (4) the campaign - how many letters to send out, how far apart, etc.

    out of these four items, let us not forget that (1) the list is the most important. if you are sending to out of state owners or to people in foreclosure in a very hot real estate market, you will probably not get a high response rate no matter what you do.

    What would be your suggestion as far as "target" audience? As you point out that "The listing" is the most important.

    People are very protective of their good ideas for lists, and I am no exception. Not that mine are revolutionary, but I have not heard a single person (including the gurus) meantion my lists. If you attend some REI meetings, or listen to some gurus, or just try picking up ideas everywhere you can, you will get some good list ideas. Everytime I buy a house I wonder - how could I have targeted this seller in a mailing? It helps that I write computer software and am always looking for ways to automate processes or message the data.

    Not the answer you wanted. But realize that nobody is going to tell you their best ideas - nobody.

    The court house here doesent even know what lis pendens is? I do but trying to get anything out of them is like chasing your tail LOL

    I do not know of any that provide for all states, but for areas of the west coast RedLoc and DataQuick provide default lists.

    Personally, I would have a heart to heart with the loss mit.
    Ocwen is a *******.
    I think I would try your last scenario at 210 and do your negotiation dance with a heart felt plea, generally, I find that when I talk to them like they are my best friend, I get a lot farther.
