Dallas Preforeclosure
Does anyone know how to find pre-foreclosure and foreclosure properties in Dallas, Texas, other than using a listing service? I called the clerk's office and the main branch of the public library, and there is no specialized newspaper or periodical, legal or business, which is a primary source of this information. The public library said they use a foreclosure listing service, and often they don't get this info. in a timely fashion. I need any help I can get because I'm a newbie. Go to the Court House where the auction takes place every 1st Teusday of every month. The very next day after the auction and until the 21st day before the auction, postings will be put up of all properties being foreclosed on this month and being sold the 1st Teusday of next month. Take a pad of paper and a pencil and be prepared to spend 3-4 hours writing down the name, bank (beneficiary), address of property, original loan amount and file number. Then come back home and spend 3-4 hours on the Internet on your Online County Tax Appraisal Site and record the Tax Assessed Value of the home and make sure the person on the DEED that is being foreclosed on is the same person paying the taxes. (The property might be a rent house and the real owner lives in another state). Then go on White Pages - com and do a reverse address search to get the phone number or do a name lookup and zip code to get the phone number. Then call your people and get to work. -But whatever you do, don't pay for info you can get for free yourself and get a 2 week headstart on everyone else. Also, my info is not free because it is not available period. It's a unique system, that teaches you how to make money before even going down to the courthouse to get your properties. Why do that, when you can get paid before even wasting your gas money!

Texas requires a foreclosure notice to be posted at the county courthouse door 21 days before foreclosure.
It should be easy enough to follow up from there.
of the foreclosures listed in Dallas each month, 60%+ don't go to auction, and 95%+ are not good deals and go back to lenders. If you want to sort through 1300-1500 properties per month one at a time by going to the courthouse and sifting tax records one at a time, go right ahead. I'll pay the <$400 per year to get that all done for me on a nice excel sheet I can sort through!!! It saves me a lifetime of hours per month, and MONEY that I would have spent on Gas alone!
