county research help

Two ?'s---

1. When looking for lis pendens and notices in courthouse research is there anything else to look for? I saw in the code description things like abstract of judgement, lien, trustee sale, reinstatement of loan, etc. Might as well catch all the possibles while I'm searching.

2. Often, with the notices, instead of a bank or company, it will only list individuals. I figure this is a landlord situation but you don't really know who's who! Should I ignore these as shortsale possibilities or can I take these down a different road?

P.S. I went back and checked on the ones that only had individual's names next to "notice" and on most of them there would be a company name above the people's names but they will have "deed of trust" , "warranty deed" &/or "assign" next to them.

Can anyone explain this to me?

    Ty-sounds like you're in a deed of trust state. Because the forelcosure process and timeliness of it is different in each state/county, we recommend that you call your courthouse and 20 question them about what these items mean. We just started working a new county and I went in person to find out how their info reads and what it means. The people there were very friendly and taught me what I needed to know.
