Cash Out Properties Into An LLC

i read recently that it is easy to move a property you already own in your name into an LLC and cash out the equity...has anyone out there already done this and if so do you have any pointers?

You dont give enough info and does not make sense.
The easy way is to keep in own name and refi.
Moving into a LLC and then refi would just be a lot harder.
The explanation makes it feel better.

Dont see anything like bait & switch or not true with any of your examples.
#1 & 2 For the right price most people would offer this
#3 If not the right price then they will take over payments with thier LLC. Investor does not have much to lose if with thier LLC and no personal liability and if they dont give the sellers any money and a lot to gain if they can resell at a higher price.
