I am just curious what strategies are being used to market to your preforeclosures? What are you using now? What have you used in the past? What has worked the best and gotten the most response?
I have not had much success with pre-foreclosures. I get the information and look up the phone number and give them a call. Some are receptive but most are in denial. You can mail them a postcard giving them an option to sell as well. Don't expect a big response rate. I typically get one out of 50 to respond and most are returned undeliverable. Most of the time these people don't want to be found so they do not leave a forwarding address.
You can place bandit signs in the areas you want to buy in. This works best for me. People call that want to sell. :-
The trick is in the numbers. The gurus make it sound simple. The truth is it takes persistance and some money.
I mail postcards to people who are in the state of preforeclosure... I wish my response rate was 1 out of 50... Its more like 1 out of every 100 with a good deal coming out 1 out of every 200-300...

Persistence is the key!
Good Luck!
