FORECLOSURE SUGGESTIONS

Hello,

I have this person who is going through a divorce and is in foreclosure but there is no sales date that he knows of.

Here's the numbers:

Arv: 225
Bal owe: 138
Arrears: 7000 + fees
Mo Py: 1500
Last pay Sept

The property is in another city about 2 and a half hours from where he is. I asked him what he has done and planning to do? He thought about going to a mortgage solution institution where they charge him some money and try to fix it (they need his w2 nd stuff). His soon to be ex wife lives with the kids in the house, the allymoney "settlement" wouldn't take care of the property situation so...

I mentioned that since this is a divorce situation that I might understand him wanting to have this behind him yet still save his and her credit situation. I do not work under commission that I make my money in the end and that I would need all the information of the property (which she has) and that I would try and see if I can help prevent the bank from taking the property and saving their credit from going any worse to rebuild their future.

Anybody please feel free to give any suggestions on how you would handle this ASAP. Thanks cool grin

    You can buy the home from him and make the payments he is in the arrears. Just make sure that their are no other leins on the property by getting a title search done by a title company.

    Go get financing or find an investor to partner up with you. If the home needs repairs, then it's a rehab project and you could flip it to an investor for a small price. Find out that the owner NEEDS, not wants. Figure out your entrance and exit strategy and go for it!
