Foreclosure Questions Over Phone

I get a list of pre-foreclosures from a title company the first business day of each month. This is great but is essentialy useless to me becasue I dont know what kind of questions I should be asking the homeowner. I dont even know where to start.

On average from the date that I recieve the list there is about 50-85 days before the auction.

My plan is getting the properties under contract subject to existing financing, assuming the mortgage, and wholesaling to a rehabber or lease/optioning, depending upon the condition.

Is this a reasonable plan?

Any feedback is greatly appreciated.

    You can pull a script out of the preforeclosure letter listed in the freebies section, under products and services. Since you have that much time you may want to send something like that general letter out to them and then follow up with a phone call and/or site visit. Also this was covered in the article section, use the search bar at the top of this page and do a search for foreclosure. There are scripts out there you can get on the net, but I would suggest only using it as a guideline to build your own.

    i have a question regarding what to ask homeowners in foreclosure or distress that will have them not hang-up and motivate them to sell? any feed back is greatly appreciated
