Foreclosure Poll

I would like t o know from the experienced investors, when is the best time to approach the home owner? Some investors have told me there is more of a chance the owner will agree to sell a couple of weeks before the sale. Is this due to the bank sends them a letter advising their property will be sold? I don't understand that the owner did not beleive their house was going to be sold before. How hard headed are these people? !!!! Do they think their were just going to live for free? Can anyone please tell me where I'm missing something regarding the thinking of these owners!

    The best time is early and often. As you stay in touch through the proceedings you will build credibility. Often the homeowner who starts off in denial "I've got it under control" will call you at the last minute ready to make a deal.

    the sooner the better they will see you as a way out of this mess. as c/k has said they don't want to amid they have a problem until its to late that kind of thinking is what got them where they to begin with..kenmax

    I happened to find f/c papers on the door and found a way to contact the owners. They were very hard to find ( I guess because they were hounded by collectors). They had no idea they were even going into foreclosure until I told them! So they haven't even considered other offers.

    I agree as soon as possible, but I usually get hits(from my site) a week or a couple of days before the sale. People will deny that the sale will take place!

    Thanks for the replies. Its just frustrating when you call and go to so many properties and people say no.
