a common complaint with online foreclosure notification databases is the "freshness" of the data.

If you are o.k. with that...

    RealtyTrac is worth a look.

not sure if they have REOs or trustee sale data. REO lists are not easy to come by and trustee sales are risky for a new investor.

With some online research you can also find a site that lists ratings of online foreclosure databases.

    Hope this helps,

Stay away from those so called "free" foreclosure lists - the previous post was not only right about stale data, but the listings are questionable... and they want you to commit to annual subscriptions.

You are better off searching bank web sites as many of them list their REO (real estate owned) properties for FREE. If they don't have this info on their website, you can also call them and ask them to send you their list. (Sometimes there is a small fee to be on their list for 6 mos / 1 yr.)

    Here's some to try:

    Fannie Mae
    www.fanniemae.com
    Click on "Resources"

    www.premierereo.com

    www.hud.gov

    www.countrywide.com

    www.citibank.com

    www.greenpoint.com

When you look on bank websites, look under "Mortgages" or something like "Buying a Home" - you sometimes have to dig deep within the site.

You might also want to try calling mortgage companies for their list.

    Good luck !
