and as far going to courthouse yourself. if you service several counties this can be very time consuming and not efficient, narrow down the possible choices as much as possible first , then go to the courthouse and do your homework, or pay a title searcher to do it on the side.

If you perform a search engine search for "residential foreclosure listings" you will find a feasible amount of list to choose from.
Most will charge you a one-time flat fee or a monthly fee to view foreclosure that are updated regularly.
