Foreclosure HUD

I brought a property from HUD for 60k. The home needs 4k in repairs. The comps sale is 80-85k. I have only own this home a month. What is the best way to go???
1. Get a HELOC at 80k and cash out for 20k then lease option it out to someone for a year to purchase 86k?
2. Right out sell the home for 80k and pay closing and brokers cost plus taxes

Also on the HELIC will a lender do this even though I have only owned the home for a month? PLease help me out Thanks grin
