call your lenders and ask for the payoff dept and order a payoff demand

i contacted the lender and explained that i had the money to pay the past due amounts to stop the foreclosure and they transfered me back to the foreclosure department with the person handling my file. he had his voice mail on and i cant get a return call. he gave one lender a total payoff for the whole loan but no amount to cure the default. the loan is through ocwen and i have heard so many horror stories i really need help

I would sent them in the money you say you have.

Check out www.borrowerhelp.com. Hope they can help you. I read about the site in the local newsprint.

Attn: Subject To Investors...might want to check out the site also, go to "news". I wrote an e-mail to the site expressing my "confusion"...it looks like they are against investors (instead of unscrupulous lenders) without checking all the facts out.

Do not assume that they will not accept payment. If they recorded the default notice on June 22nd, then you have a 35 day right of reinstatement by law (I provided you the link to your own state statutes). So, you have just about three full weeks until the cut-off date.

Make sure you take copious, written notes of every attempt to contact them. You need dates and times, and get the name of any person you do speak with. If they are avoiding you during the reinstatement period in an effort to foreclose, then they are breaking the law and your records will be very valuable.

Chances are they are short staffed (summer vacation time) and just have too many people to service to get back to you right away. Call two to three times daily. Call the number where you were actually speaking to a live person and explain that every time you are transferred to that department no one answers and that no one is returning your calls. Tell them you suspect your case handler may be on vacation and ask if you can get transferred to their supervisor.

Do not, repeat DO NOT send in whatever money you have. It will be applied to fees and penalties first, then to your most recently missed payment, then to your next most recently missed payment, and so on. So, if you missed March, April, May, and June, you might send in enough to cover April, May, and June, but part of March will still be outstanding. Your money will be gone and they will still foreclose.

You must get a full reinstatement amount from your lender. Also, when you finally get ahold of them, tell them that you want them to waive the fees and penalties because this is the first and only time this will ever happen. The worst they can do is say, "no," but it's worth a try.

Keep us updated if anything changes. Heck, keep us updated if nothing changes after a few days.

    Good luck.

    FTB:

    Nice to meet you!

It's called the Tactic of the INDIRECT (ala Sun Tzu's Art of Strategy)...

Try this go to Ocwen's Web Site.

Get the Email and/or Phone + Fax of their

    INVESTOR RELATIONS DIVISION.

    Public Relations Department

Community Affairs, etc. you get the drift.

Armed with this Supre Deadly Contact info just Fill-in the Contact Reply Box, Voicemail Box, Fax Machine etc. with the following Script:

    Quote:
"Hi, My Name is FTB Your loan Customer #012345678 and I need to know Why No One has gotten back to me so I may pay you all of the Money I owe on my account with you???"

"Can you please have someone to call me right away---maybe you can forward this to the VP of Asset-Mgmt or Loss-Mitigation

Thank you!---from Your willing to Pay Customer,

    FTB"

I used this metoh on Litton Loan Servicing and Got both the Email + Phone Number to their PRESIDENT Larry Litton himself---whom personally handled my request.

Be my guest and try it ...I am certain that You'll get a quick response.

Let us know how this works!

thanks for the info- i will try it again. i did recieve a response to one of the emails I sent to someone at that company- I copied my email and sent it to 10 departments- all of the email addresses I could find for Ocwen smile - it said he has been trying to contact me unsuccessfully and to please provide them with a current and correct phone number. Which is a bunch of bull since we have the same phone number since weve been here and they have called here before- besides the answering machine! I havent left the house literally in 2 months my son is hooked up to a heart monitor and its not mobile. I will try to send an email with your words- hopefully it will help. Thanks to all of you for your advice- it is really appreciated
