I previously posted about my situation - bought a house at sheriff auction, homeowner filed motion to set aside sale - Does anyone know the typical outcome of these motions in Florida?
Especially if the homeowner already has additional financing?

success in this part of the business is a function of persistence & creating your own luck. If you want to get the better deals you will try to buy directly from the owner in foreclosure. Direct mail, Knocking on doors etc are some techniques that have shown success. TCI has tons of discussion about what other investors are doing & how.

Preforeclosures and foreclosure homes are very location-specific.
What cities are we talking about? Where do you want to live?

I am interested in all areas located in the San Fernando Valley of California. (i.e., Canyon country, Valenica, northridge, Tarzana...) this will be my very first home some a little starter will do me fine. I am interested in both foreclosed and preforeclosed though I can negotiate a better price with preforeclosed homes since they just want to turn over the remainder amount of thier home loan.
I want to stay in a great location buy purchase a fixer up home on the block. (such as new carpet, paint throughout and exterior maintenance). I am interested in a 2 or 3 bed two bath multi family home and or condo/townhome. I would like to invest into property with a starting bid of 150K. I plan to put at least 5% down on the property and am researching homes that have little to leins on them.
