Floor/house Re-structuring
Hi, i have a property im interested in buying for 20k. The appraisal said it was worth 105k in 2003. The thing is, is that it is built on a crawl space and one side of the house is sinking a bit (roof and walls are level). in one spot of the house, the floor dips down a quick foot or so (pretty drastic). instead of jacking the house up and risking shifting the walls i was going to tear it up and just build it across with the hight of the original floor which i was told it fine but i could be opening a can of worms. it also needs some new footings and wood under the house (floor bouces when you jump) im thinking it cant cost more than 30k for all the repairs the house needs but i have never delt with structual problems and i dont know how serious it is. i dont want one thing to turn into another and end up putting 50k into it. it should be worth 115-130k when completed. is this a go or a no?
Thanks, Ryan
Before you buy, I suggest you invest a few bills and have a structural engineer inspect and tell you what you will need to do to bring it up to code.
Then you will know what you are taking on. If you get good detail, you can easily e$timate the work involved.
