Flood And Mud Liability
What is considerd an "Act of God". Who has the liability for damage to the foundation and pad due to Flood or landslides? The foundation damaged caused mobil home to come off levelers and slpit at the seams?
No Water or gas and no road, home is not salvagable when it will be pulled out and State law requires newer unit intalled on any mobil home removed! Confused!!! >

There is money to be made in Mobiles which is one of the reasons why I am doing it.
I average $5000 to as much as $10,000 per unit However it leans more around 5 than 10 but on occasion I get a really good deal and the proffit is much more enjoyable.
Buying and selling mobiles actually has p[aced me in a position where I can invest in other areas. But to be honest, I am not comfortable as you and so many others are in these forums with real property.
I get shakey when it comes to the contracts and I am always nervous about wether I have covered myself or not so I talk myselof out of the deal.
So I turned to Mobiles, and I dont regret it for a sec, the money potential is not as great as with houses but its still very good.
I actually thought of doing a boot camp or something but I hate putting out $5000 for a boot camp I am not even sure will give me anymore than a bunch of jealous hype.
Not knocking anyone, just gun shy from past courses and such.
I have to say though some of the past courses I bought are the very things that assisted me in putting together my business I am doing today.
So they were worth it in the long run for that side of it but as for buying stick built homes still a bit gun shy on that one.
I leanred this mainly from a Guy I worked for and He taught me the ropes but now instead of me working for Him He works for me.
I took what He showed me and went wild with it.
My partner said to me the other day to consider some other areas we might get into with our money. I imediately thought about buying foreclosures and Wholesale flipping.
Imediately though LOL my gut turned into a knot just thinking about the contracts, and other contengencies there are.
Its sort of funny actually on how well I took to this, in fact I consider myself a MH Pro.
But when it comes to the other, I admit, I am to nervous to act lol
Have you ever heard anything as silly as that.

Amen to that John,
Having the funds coming is a major relief. We are paying off one Vehicle and purchasing another for cash. Something when I started was just a dream.
I will be staying with this as my main source of income but we are seriousoly, we meaning my Wife and I as we are a team, we are seriously looking at rehabbing some Homes but I told Her I felt we need to get some education on it just to make sure we dont bury ourselves.
I thought about taking Ron Legrands bootcamp, but, I wonder if that is really as cost effective though for education I am sure its fair but I mean, perhaps I can get the same education through someone else more in my area cheaper.
I would be wiling to pay someone who is experienced $5000 to take us through it on a one on one basis.
Oh well, we are shopping it so to speak.
We are Here in Valdosta GA where I am sure someone has to be doing this successfully that might be willing to be a mentor, Ya thinik?

Well actually most of the units I sell are for cash, and we havent had a problem finding them. However we do have some units financed but just the same, the people we are dealing with that are buying our Homes are able to secure financing in most cases themselves from their own banks.
You see my target group is not general public that are depending on financing, just the opposite, ,my target group are those that are looking for temp housing while they are building their homes for instance.
