FL Tax Deed Sales-Does Code Enforcemt. Get Wiped Out?

Can anyone tell me if a county Code Enforcement Violation fees get wiped out at a Tax deed auction?

How about a lien(judgement) from a hospital?

I have tried to find the answers in the FL Statutes but may not be looking in the right place. If you could direct me to the statute, I would appreciate it.

Just to confirm, all mortgages get wiped out, correct?

    Hospital - yes
    County - no. Governemnt liens survive pretty much everything

    Be very careful when researching code enforcement liens in Florida. A lien against one property, is enforceable against another property owned by the same owner, in the same county.

    For my understanding the city lien is a lien recorded on a property A own by Joe Do; may not be wiped out even if you get a tax deed because the violation is not corrected; why this lien should be recorded on another property own by Joe Do in the same city. the way you are talking seem like the IRS lien, which is a lien recorded on all the property own by the owner. Am I correct?

    You are correct in your thinking. You must look for code enforcement liens against the owner, not the property. If a violation is allowed to continue long enough, the lien may be greater than the value of one single property owned by that owner. By making it collectible against all properties, the owner will be prevented from selling any of his properties where a title insurance policy is required, thus reasonably assuring that the lien will be collected. (putting up a bond for the lien amount is a whole different subject.) Keep in mind that these liens are negotiable. I suggest that you negotiate them "IN WRITING" prior to any purchase.
