My be marketing plan is failing but, is anyone having problems locating fixers in Orange County California?

    I am sending letters/offers to absentee owners and working expired listing where I see the price has been reduced or is being sold "as is". I have had a few responces but nobody really motivated. Any ideas?

    Are you trying other forms of advertising?

    Have you tried to "farm" certain hoods by placing door to door flyers, also you can try to place tear off tag flyers at gas stations, bars, laundry mats, barber shops, and grocery stores. Make the ad stand out so it gets attention, but keep the design simple and the message short. The key is to get that phone to ring, and when it does, THEN do the detailed explaining.

    isnt that part of so cal, going through a major bubble/boom right now. whats the average price home in the o.c. like 500k? it could be that all the major players are snatching them up if the market is that hot down there.

    Mail campaign at owners with poor credit ?
    Monitor foreclosure websites ?

    There are various methods to locating Foreclosure properties. you can purchase a list from realty Trac for about $30.00 a month,Retran for about $120.00 a month ,County Recorders and various other sources.What I do I send out letters using a mail merge system, I call the home owner in Default and I Door Knock also ,for me the phone calls and Door-Knocking is where I make most of my contact. California is a Hot market and there are alot of leads out here you just got to be tenacious and find them.

    Are these methods working for you?
    I am also in southern cal and when I here about a house that looks bad I try to send a flyer or newsletter. When I hear about someone losing a house there are usually hundreds of people approaching them by that point.
