"Fishing" Tales

Anyone have success in fishing for properties? If so, what is your ratio of letters to responses. Is it worth the effort? TIA

    Hi - Thanks for the post. What do you mean by "solid" leads - what do you consider a solid lead?

    when I say solid lead, I mean a lead on a property that has just entered the foreclosure process and is still active in foreclosure. If you are working leads that came out month or more ago, the likelihood of finding a deal is greatly diminished. Your competition likely will have already made an offer and closed a deal, or the homeowner has taken a different route in resolving the foreclosure, such as: filing bk, working a forebearance, or listing with a realtor. Bottom line, you have to get the jump on the competition and keep hammering your target until the lead is no longer active or you strike a deal. I know I already mentioned the marketing forum, however I just want to stress how much you can benefit from reading back in the older archives of that forum and really going over the posts.

    Great! thank you. We are setting up a system to track the foreclosures and plan on sending letters as soon as we get notice of the foreclosure. This is an experiment to see just how many we can even get to call us from the letter. I will head to the Marketing Forum and do some reading ... again thanks.
