First Time Investor...Please Help

I currently would like to get into real estate investing with rental properties. This would be my first rental property purchase. I only have a couple of thousand to put down for a down payment. I figured i would go to the pros and get some advice at the best way for me to start off and get into the business. My long term go is to do this full time. My current situation is that I work as a bartender and a night time bar promoter. I take home about $70g a year, but i only claim about $20g a year. I looking for a property around $120-$130 or less. Will i have to use a hard money lender or can i use a traditional mortgage company? Not only that I need all of the advice i can get about anything and Everything that has to do with this......Please Help

    Sounds like you could use a good foundation of knowledge on REI, I would suggest the book Rental Houses for the Successful Small Investor by Suzanne P. Thomas.

    I have been educating myself a lot lately. I have start small profit big in real estate, by jay p. decima ... I also have rich dad poor dad abc of real estate, and 106 mistakes first time buyers make. But im just looking for some extra help

    Rich dad, Poor Dad is a good motivational book, but I would not try to implement any of his suggestions in the book.

    Is the book "ABC of Real Estate" crap as well or are you only talking about his first book?

    I agree the first book is only a teaser and does not have much meat, but I love to use it to challenge the way people think and se where the discussion goes.

    the book that im talking about is abc of real estate, i havent read it yet though. I also have his other books which i have read and are good motivational books

    Im going to sit down and write a short term and a long term goals for what i want to accomplish in my life. I like the idea of using the spreadsheet. Thanks. What are some other good books on buying fixer uppers?
