First Contact

I recently subscribed to a local foreclosures listing service.

Should my first contact with homeowners in pre-foreclosure be in the form of a mailing or via telephone?

    I really have no experience in this subject. (See topic I posted above yours) yet I do have some experience in communication with humans - being one until further notice myself. My take is calling on the phone takes a real expert I would think. A letter can be personalized yet can be a form letter also. Actually people like getting personal letters in the mail I think especially after much of the things in ones mail box are usually 3rd or 4th class gennerated junk. So I will say that in your favor is something personal to the individual taking in consideration that the person you are writing to or generating your personalized form letter to may be rather simpleminded and this one probably can safely assume because they have neglected to take care of a situation unlike the way you may have or they have had some misfortune and may not be thinking correctly. So, I personally would will write until I know I am able to cull out of the party on the other end that which I want to hear and know. Treating all people with respect is always a good idea it seems to me so good luck and perhaps you will get more qualified feedback then from a newbie like me who actually has asked my first 2 questions this very day!

    I'm doing the same thing you are doing, I get a bad responce from home owners if I call, the two contracts I flipped responded to my letter. I say letters are better, don't send them priority then either, they get enough priority and certified mail from the mortgage company forclosing, just regular mail, and stay local.

    Have either of you tried knocking on the door? I can see where the handwritten letter would get a good response but does that compare with face to face contact.

    I did not want to be intrusive. I thought knocking on the door would be a little pushy.

    I can see where you are coming from. I've talked with a local investor who has done all types of contact and his particular experience was that the knock on the door gets the best response. It does not have to be in-depth in fact it can be relatively short but it does make somewhat of a personal connection. I have not done this yet but from talking with him and others it does seem to work.
