First $25 Per Repair

I remember reading something about landlords charging tenents the first $25 dollars per repair and I am curious about the wording of such a provision because I want to add it to my new Lease agreements. Does anyone currently have that in a lease agreement and if so how is it worded?

    I think this works best if you visit the property every six months for a safety inspection where you can spot defereed items. Otherwise, I think when they leave, you have the potential for some big problems.

    This is what I have in my lease.
    All repair requests have to be in writing. Resident pays first $50 for each of the service calls.

    I let tenants know that minor repairs are their responsibility, ie. light bulbs and the like. Sometimes it is good to get in there and do some preventative maintainence while your fixing something minor like a broken doornob. i.e. fix leaky toilets and faucets (to avoid those huge water bills)
