Fireplace? Anyone Had Any Experience?

The house I am looking at just says fireplace is out of code? I have been to the property several times and I cannot tell anything is wrong. My question is basically what are the worst problems (money, time) anyone has ever had with a fireplace?

Thanks,
Jim

A fast answer would be 5K. There are plenty of fireplace companys/ contractors that do "cheap" repair like relining the chimney with pipe.

You will have to get someone out there to estamate that project

    You have a few opt.
1.) If you want it in working order, get a liner or pipe put in it. It should not cost nearly 5K.
2.) Put brick in the flu and close off the opening, making it a 'non-working' fireplace. Many homes in this area(Cincinnait, OH) have them, they are just for decoration.
Either way it should not affect the value of the house too much.
    Good luck,
    Sam

Depending on what type of house it is you could brick off the flu and put a ventless gas unit in. Cost is about $600 for the firebox and gas logs at Lowes. You can then make a mantel or modify the existing one. Of course you need gas for this to work...

My first question is who made statement of code violation? My first guess would be the height of the chimney is at ****Must Reach Senior Investor status before posting URL's***ule of thumb is 2 feet higher than the highest point of the roof measured 10 feet away.Hope this helps. And dont forget the cap needs to have a screen.
    Good luck
    Mike

I haven't measured but thank you. It doesn't have a screen either. Just one of those covered wagon tops.
