Finished It Finally!!!

I just got off the phone with my first subject to deal to go all the way through. We signed the Bill of Sale (New modular DW) 2 weeks ago but I told her if her orders (military) didn't get cut like she had hoped I would tear up the bill of sale. Well she just called said she would be out by the 1st and she has already made the payment. My first payment is due on May 1st so that gives me a month to advertise. Tell me what you think about the ad...

That last one I got directly from the man himself. The house has a big screen projection built in to the wall. She said It stays and I made sure of it by putting it in the purchase agreement.

    Congrats on your first Sub2 deal!

    I've learned that ads are used to generate calls to you. Placing too much information in an ad may limit the # of calls you get (maybe that's what you want). Also, are those numbers set in stone ($5k down, $810/mth)? If not, use them as leverage in your negotiating with potential buyers to possibly get a larger option payment than requested. For instance, ask them what's the most they are able to put down for a monthly payment of $800. If it's less than $5k, then you can say buh-bye or up the payments to $900. If it's more than $5k, then my friend you've just made more profit (you get the idea).

    Instead, you could use the following as an example:
    Desparate seller relocating soon! OWC
    No qualifying.
    4BD/2BA, 2100SqFt
    Will throw in huge home theater screen TV w/signing!

    (you get the idea)

    The key is to be creative and have the ad entice people to call you. Better to have to choose from 50 instead of 15.

    I appreciate your thoughts you have some very good ideas. They will be put to good use. I'm a Marine so I know what she was going through with the orders that is why I structured it the way I did.
