Finding The Right Architect

Want to know if anyone has any experience with this, iam looking for a creative architect, who has some design vision, not just someone who can put some plans together.


Any ideas where to start looking for one?

    you could clean the entire surface with a concrete cleaner and then use a good quality concrete paint to blend in the patch...
    You can also stop by at HD or Lowes and ask their paint dept. Sherman Williams have better but more expensive paints...

    What is their offer? How much earnest money, what kind of financing. Are they going conventional financing so that you will not have any title seasoning issues? Do they have a pre-approval letter that states that the lender has azready reviewed their credit report and financial statements? Are their any contingencies?

    Just getting a high dollar offer is not enough, you must verify before signing the contract they can qualify for a mortgage and that there will be no title seasoning issues. I usually call the mortgage lender and talk to them personally.

    thanks for the additional info.

    The offer yesterday was $206,500 with $2500 towards closing costs so I would get $204,000.

    As I mentioned above, I decided to sleep over it and check with the more seasoned rehabbers on this site to see what they thought.

    Anyway, a couple of minutes ago, my agent called. She said that when she got to her office this am, there was another offer from the same buyers.

    Now they are offering $208,000 with $3000 back for closing costs. $1000 deposit + $1500 at acceptance for a total of $2500 of earnest money. No other contengencies. So basically they went up another $1k.

    My agent also told me that they REALLY love the house and are afraid they would lose it so they even cancelled their vacation which was supposed to start this morning.

    I had already requested a pre-approval letter with all offers. so my agent will ask for it and also call their broker to make sure they can afford the house and can close as they said.

    If will accept their offer if everything is confirmed. let me know if there are any other things I need to what out for...
