Finding Tenant-Buyers???
I seem to have no problem finding motivated sellers, whehter it is with an Ad in the paper, a flyer, or a cold call. My problem comes with finding Tenant Buyers. Does anyone have a good method, whether it be via Ads, direct mail, or any other means to find Tenant-Buyers?

Try signs. Perhaps the best bang for your buck. Place them in the neighborhood where the property is in high traffic areas.
I agree on signs. Currently looking for my first T/B. Put ad in newspaper, posted signs in store bulletin boards and put up my home-made signs along the road. I always ask 'how did you find out about my property?'
I think the $64 newspaper classified ad gave me 5-6 phone calls. Flyers in the stores gave me 0 calls (this is also the most time consuming). The road signs have given me dozens of calls and people stopping by to look while I was there doing work.
My road signs cost about $1 each. I get the large yellow poster board from any office supply store ($3.49 for 5 sheets). Next is the big orange do it your self supply store. I buy 48 inch surveyor stakes and bought 1 box of nails (200)with a plastic washer around the head.
Use a large black marker (the one with a WIDE tip) and make your sign. Nail it to the stake and go out late Friday night and post (avoids the traffic). I don't pick them up as the city seems to do that for me on Tuesdays.... :-(
This past weekend I went through 50 flyers in my info tube. Unfortunately no signed T/B....but they are out there somewhere.

I found using this term to work for all options of selling houses. whether it be straight out or lease options, or land contracts.
