Finding Short Sells

How can a experienced investor find banks and obtain their lists of potential short sells?

Banks would be in breach of confidentiality if they released loan information to the general public. Especially loan information that said the owner was in default.

A short sell is a technique that is preforeclosure. The home owner still has title to the property and the investor (bank, mortgage company, whatever) has a lien on the property secured by a mortgage. For a typical short sell the home owner must be at least three months late on payments. A large company like Nations Bank is not going give out lists of customers who are late on their payments. Could you imagine that pubilicity nightmare?

Finding people who are late on their payments, but not yet started the offical foreclosure process (which lets every investor, bankruptcy lawyer, credit repair company, mortgage refinance company, in the world know and now the owner is bombarded with literature) is a golden nugget that I have not found.
