Finding Sellers For Wholesaling

I am looking for a way to find motivated sellers. The two types I would like to market to are:

1. Motivated sellers of Lower end properties

2. Tired Land Lords

What kind of sellers would I be marketing to in the lower end property market? Scott Rister talks about these properties in his course "Instant Cash wholesaling Houses" and when he's Roleplaying a situation with the seller as an exapmle, it doesn't seem like the sellers he is working with are foreclosure sellers. So who exactly should I be marketing to in these areas?
I am almost thinking that the people I'm going to find are "tired land lords".

Any suggestions?
Has anyone went to a property manager office explained that you were an investor and asked for a list of properties, or even a list of land lords contact info?
This was an idea.

    I also like to learn about motivated farm/ranch sellers. If somebody have experiance, please explain.

    Look for houses for rent by owner. These guys are often motivated to sell,especially if the house has been vacant awhile. Management companies are a good place to find disgrunteled landlords. Most of the houses you are targeting will require cash.
