Finding Properties Fast
Ok, I am going to start marketing to motivated sellers in two weeks.
Are local Newspapers better than the smaller thrify nickel type papers for finding motivated sellers? I know that if I were the "average joe" going to look for a way to get rid of a house, I would personally look in the Main local newspaper. But I have heard that the smaller papers are better. The thrifty nickels and the penny savers.
I was thinking of using flyers...should I just pay some neighborhood kids to pass them out into mailboxes throughout the neighborhood? Whats the best method for Flyer ditribution?
I'm not too keen on the "I buy houses sign" laws here, I wasn't going to go this route just yet. But if this is the best way...then thats what I will do. Has anyone found this to be most affective?
What is the best way to find Vacant, Abandoned properties? I have been driving around myself, but that could take a while. Is there a quick way to do this?
I am ready to move on this now, if anyone has any other great marketing strategies & would like to say what has worked best for them, or can answer any of my questions please post away!!

newspapers cover a large area where as flyers are more concentrated and more expensive. newspaper ads are more efficent and cost effective than flyers. n/ps work well covering large areas {cities, counties, ect.} flyers smaller areas {neighborhoods} good luck kenmax
JB,If you let kids distribute flyers for you they cannot put them in mailboxes. The U.S. post office frowns on things w/o postage being placed in their mailbox. Have them place them in the doors. I have had flyers distributed over 2 years ago bring in calls from motivated sellers. Put a magnetic sign on your car saying "I Buy Houses" with your phone number. This creates 8-10 calls per month and usually 1 deal per month on avg. Newspaper ads are expensive but will bring in better results.
I run my "I BUY HOUSES" ad in 5 local weekly papers in NH and it costs me about $1500 a year. My first call from that ad netted me about 25K.

Finding vacant and abandoned houses isn't too tough. The easiest way is to keep a pad and pen handy in the car, and everytime you go somewhere, keep your eyes peeled for the tell tale signs. Take the "back" way to where your going to cover more side streets and neighborhoods. A method I am trying now is, I e-mailed my county auditor for a list of delinquent taxes. They sent me a user name and password to access their unpublished database for 48 hours. I downloaded the list and sorted it out according to zip codes that I am interested in. From this I am sorting out even farther according to the amount owed. More than six months behind qualifies for a letter. More than a year and send a letter and leave a note on the door as well as contact the lender and/or tax service handling the property.

I have 3 ads to start running 21st, one is a weekly and will run for two weeks, one is the main daily paper, will run for 7days, and the other is called the trade post or something like that it's a 60 cents paper, all filled with classified ads, printed once a week for two weeks it will run. I made each ad different, I want to rotate them from paper to paper and see how they work for me.
Hopefully my 1st call will bring me a check for $25k
