Finding Out Information

Does anybody know how I would get access to the site realtors use to get information like DOM (Days on market) mortgage balances and who the lenders are?

    Dear Sir,

    It is really very simple. Merely contact a Real Estate Broker of your selection. Tell him you are an investor in Real Estate and that you would like him to supply information from the MLS as to the length of listed properties etc. etc.

    He will of course ask or hint at, like what is in it for him? You might inform him that in exchange for this information you will employe him to make offers on your behalf.

    If your offers are the usual Investor Type
    Offers so low as to be below the magic number of 25% of true market value, he will discard you after a period of time. Then faced with this rejection, you will once more have to find another Broker and repeat the same offer again and again and again.

    I have worked with such persons as yourself and what I do is educate you as to what can and cannot be done. I also try to show you other ways to make offers other then straight out check in hand take it or dont.

    You must remember the essence of success in this business is Negotiation.

    You must learn it and it also applies to the relationships you establish among those who supply you with information or help you in offer presentations etc. etc.

    Is this of help to you? Have I stimulated you to move up the ladder of Negotiation? You can learn a lot from those that labor in the pits of Real Estate the licensed persons with the holes in their shoes. Driving the old cars with the new paint jobs and the seat covers to prevent the old yellow foam from showing.

    May I make a suggestion. Why not settle on one Real Estate Broker and make it possible for him or her to make a few bucks while they assist you on making a fortune. Besides you might learn something of value in your pursuit of the dirt. Teams are always better then the single entity jousting the windmills.

    It is called the MLS. All the gurus love to say that you can get access to the MLS if you are an honoray realtor, or some other distinction but I have gotten no where. I called up the central florida board of realtors and could find no way to have access to the MLS without being a broker.

    Lufos,

    I do work with a couple of realtors and use them to put bids in and check on properties. I do not want to continue to have them check on something I just saw in the paper, driving by, a freind told me, etc to find out that it is not anything and therefore waste my RE persons time and eventually burn them out on helping me. There are MANY MANY properties that I look at, hear about etc and no matter how much I pay someone, the information I want and the frequency is too much. I know I would get tired of me.
