Finding Motivated Sellers

Hi:

I am a salesperson for some investors in my area. The investor that I am working with directly(been here now 2 wks) is a locator. He finds properties for his company. What is the best way to find properties that belong to motivated sellers? Has anyone had luck by using certain techniques or targetting a certain segment of the market?

    There are numerous ways to do this. Foreclosures, advertising ("we buy houses"wink, driving neighborhoods looking for abandoned or properties that appear in disrepair. These are only a few of the ways to find motivated sellers.

    There a lots more techniques and I'm sure other will chip in with their preferred methods.

    Sellisny,

    I am confused. You work for an investor that is a locator that finds properties for his company? So, you work for a Biddog that Birddogs for his company that has you Birddogging for him?

    I know you folks in New York do things differently and are usually on the cutting edge of business, but I fail to understand what it is you are trying to accomplish.

    If he finds the properties for his company, can you explain where you come in.

    Actually, I sell the houses for a group of investors..they have a salesteam basically...houses that are available/empty/renovated. I work directly with one of the partners (locator/dealmaker/renovator). He has been complaining that his methods of finding sellers(motivated) are not as productive as say 2 yrs ago. I was wondering what the best tried and true methods of finding these houses are?
