Finding L/o Deals

Ok I am new to this game, when searching for properties to wholesale/contract to l/o tenants, where is a good place to start?

Have the quit claim deeds been recorded?

I am not an expert, but I would assume that you could find something to sue the crooked investor on. When he was foreclosing, he should have tried to notify all interested parties of the foreclosure. He most likely should have also notified you that someone was using your land as collateral. See a real estate attorney.

Are party a and party b married? What state are you in?

Party A and B "are NOT married". The state of this scenario is in GA.

I am well aware that an Attorney can advise...I have already seen 3 ( and I often employ them) ....again I want INVESTOR EXPERTS ...to reply that have been there, seen and done it, with a viable I KNOW remedy.
