Finding Good Comps

How can I find good comps that I can use? Ive tried www.Domania.com but they give very little info. Is a listing of recent sales from a realtor good enough, or do I need a more in depth printout that includes photos, etc..? What comps do you guys use, what do they look like, and what information is on them?

    im in the process of trying to aquire an MLS password from a realtor so i can pull up my own comps. but yeah use a realtor who is investor friendly or one from your local investor meetings to get you comps. you want to be looking at properties that are comparitive to yours in sq footage, beds, baths et cetera. and have been sold. newely listed properties are not a good comp because anyone can list a house at any price.

    or become a realtor so u can get your own access to m.l.s.

    yeah just be on the lookout to make a realtor friend. they come in handy!

    There are various directrories you can buy for this stuff. In my area we have Haines which runs $750/yr.

    Take the address and go to your counties recorders office. You can look up the mortgage/taxes/liens, this is a good starting point.

    oh and its free to look....depending on the county there may be a fee for prints.

    Skip tracers do it for me!

    You can find some resources online that might do decent skip traces, but talking to a live person usually has better results!
