Finding Deals In CA, Specifically In Bar Area
I currently own a condo in San Bruno CA and was looking to purchase a 1to 4 unit management fixer in the next 2 years. Any suggestion on where or how to find these?
Based on the posts and locations of investors on this board (primarily TX), finding worthwile deals in CA seem to be rare. Any advice? Tips?

Glad to meet you.
The first thing that comes to mind in what you are trying to do, in your words is to "bait" the investor.
If this is your attitude then it probably shows to those who you come in contact with. You whether you believe it or not are in the sales business, because you are trying to sell a deal to an investor, also why they should purchase from you.
When you submit a short sale offer to the bank you are doing it to help the person in the property, did you tell them you would be selling the deal to someone else or are you prepared to close on the deal yourself?

I agree with John, that said, in a SS you cannot assign the contract without the banks knowledge and they will kill the deal. Generally we have to close those and then close with the end buyer/investor.
I think that maybe working as a bird dog would be good for you and give you the experience you need.
You need to recognize a good deal to sell one, and it needs to be a good deal for them too!

Its amazing that you are getting into one contract every month with a foreclosure deal.
How do you contact the owners - Do you call the owners in default, door knock, or do you write letters?
