Finding A Well Versed Local Attorney

I am currently expanding the scope of my R.E. investing and I need recommendations for a really good local attorney. I am based in north jersey, and I am looking for an attorney that is familiar with a lot of these "creative techniques". Any suggestions or recommendations will be greatly appreciated.

Primarily single family residential right now but I would like to eventually expand into both multi family and commercial. My r.e. investment history has included mostly rehab scenarios by way of traditional financing. I am pursuing a lot of other avenues right now including wholesaling, short sales, and lease options, among others. I am early on in this phase but I know that getting a good attorney is very important.

    Find another appraiser.
I predict your lender will demand an appraisal to fund a mortgage........
Get a recommendation from your lender for an acceptable appraiser, so you only pay for one appraisal.

In the absence of comparables you can still use the income approach to determine value. In fact in the duplex market the income approach is probably to your advantage.

Sometimes you have to go outside the city to find comps. CC has a good idea though. ^^
